Housing authority awarded $607K grant – Shelbyville Times

Shelbyville Public Housing Authority received a grant of $607,637 capital improvement grant for the federal fiscal year beginning Oct. 1.

The Capital Fund Program grant amount should continue for each of the next five years, said deputy director Ronald Tillman. The U.S. Department of Housing and Urban Development is the source of the funds.

The total includes $150,000 for operational expenses, $60,760 for administration, $210,000 for dwelling structures, and other expenses, according to the grant paperwork.

Upgrades

Specific work will include $10,000 for drainage, landscaping and sidewalks; $85,000 for painting and patching; $40,000 for furnaces and HVAC replacement; and $85,000 for roofs and accessories.

The authority will replace some kitchen appliances as well, Tillman said, as well as continue with security camera maintenance and repairing the masonry of rental units.

The authoritys board of directors last week approved an estimated Fiscal Year 2018 income of nearly $3.5 million. That includes $930,000 from a HUD operating subsidy, the Capital Fund Program amount of $607,637 and rental income of $888,000.

Section 8 theft

In other news, the Tennessee Comptroller of the Treasury, Division of Local Government Audit on Tuesday released a report of cash shortages and other thefts. The report is based on audits of municipalities and other organizations and is for the fiscal years ending in 2015 and earlier years.

The Shelbyville Housing Authority had one finding for 2015 in the amount of $2,307 in the comptrollers report. Housing authorities must report thefts that are a result of Section 8 housing assistance. The Shelbyville authority had a tenant who misrepresented his or her household income, thus receiving more federal assistance than legally allowed, the comptroller reports.

Housing authorities are allowed to keep one-half of recovery amounts, and HUD receives the other half.

Clever Kitchen Storage

Kitchens are mighty multi-purpose spaces and expected to contain a lot—all the equipment and appliances for preparing and serving food, all the products for cleaning up after preparing and serving food, all the containers for storing the food plus miscellaneous wraps, linens, and the requisite junk drawer. There never seems to be enough space, and even when there is you still find yourself wrestling with a load of pots to get the one you want or shuffling through a maze of jars to find the spice you need. But there are some clever solutions for a more efficient kitchen—ideas that makes the most of the space you’ve got.

Corners

Kitchen corners with a nice bare wall, cabinet or fridge side can be a great place to sneak in some extra storage that’s easy to access and not-too-visible. This Manhattan kitchen has sturdy stainless steel bars for hanging pots and pans that are within quick reach of the stove top.

A post shared by de-spec (@de_spec_nyc) on Jun 5, 2017 at 1:51pm PD

This smart use of a corner is from blogger Jennifer Bridgeman. Simple Ikea shelves are mounted against the refrigerator housing and provide storage for the coffee pot, fruit, baskets, etc., and free up counter space below for flour and sugar canisters. Tucking the paper towel holder on the wall is another good idea—within easy reach but not taking up counter space or being an eyesore.

Drawer Alternatives

These magnetic spice jars are a smart idea created by Beth Weisberger who needed a solution for her crowded spice collection in her equally crowded and tiny Brooklyn apartment. Gneiss Spice (rhymes with “nice”) was born and now based in Maine. In addition to these clever reusable glass jars they also sell organic spices and accessories such as metal plates and labels. You can arrange the jars anywhere you have a bit of steel (or can mount a plate). Customers have put them along range hoods, refrigerators and even on the underside of cabinets. Gneiss? Genius. Set of 12 magnetic jars, $45 at Gneiss Spice.

Many professional chefs mount their knives on magnetic strips for good reason. The knives don’t dull bumping up against each other in a drawer and they’re within easy reach of the chopping station. Mike Allen started crafting these strips and boards in his garage as a solution to his small kitchen and limited counter space. He now runs his company, Elevation Rack, outside of Austin, Texas where he produces knife holders, cutting boards and this combination, the Chop Combo, pictured below. It includes a storage rack, magnetic knife holder, and a quick-release cutting board that comes off or can be folded up for storage (and to free up counterspace). Black Walnut Chop Combo, $199 at Elevation Rack.

Like many style trends from the 1970s, simple pegboard is back and again appreciated for its utilitarian value and no frills aesthetic. Modular, they can be mounted on any spare wall space and used with a variety of hooks to hang just about anything. Julia Child had them in her kitchen (below), and today you can find them in a variety of colors. Wall Control Blue Pegboard,  $57.99 at Houzz

Free Up Cupboard Space

It might seem counterintuitive to save cupboard space just to take up counter or shelf space, but some things can be displayed prettily (flour sugar, cookies, oatmeal) and some things cannot (canned goods, peanut butter). Inexpensive glass jars are a convenient and attractive way to store dry pantry staples and a really good idea for things you want easy access to and use a lot (cereal, oatmeal). One Gallon Glass Jar with Glass Lid, $7.29 at Webstaurant Store.

Organist Olivera to perform in West Dundee

Organist Maestro Hector Olivera will perform at 3 p.m. Sunday, Oct. 15, at St. Catherine of Siena Church, 845 West Main Street in West Dundee, according to a news release.

Besides virtuoso playing skills, Maestro Olivera is also a world renown improviser. He is entertaining with his Spanish accent and witty sense of humor. He has been known to say, “Hold onto your hats, this is going to be loud and fast.”

As the son of an organist, Olivera started playing the organ at age 3 and entered the Buenos Aires Conservatory at age 6. He tells the story of growing up without access to much printed/published organ music. As a boy, he had recordings which he listened to and transcribed great organ symphonies and concertos.

10TH ANNIVERSARY: St. Mary’s Catholic Church Oktoberfest to mark milestone year in style

ALTON – It has been 10 years in the making, but every year, the St. Mary’s Catholic Church Oktoberfest seems to get bigger and bigger.

The 2017 edition of Oktoberfest will again feature loads of activities and entertainment for everyone in the family to enjoy, sponsored by Robert “Chick” Fritz Inc.

St. Mary’s Oktoberfest Public Relations Coordinator Carolyn Simansky is bubbling with excitement about the 10th anniversary celebration set to open at 6 p.m. Friday, then continue Saturday and Sunday.

“St. Mary’s Oktoberfest has something to offer for everyone,” she said. “We’ve got bands from country, rock, jazz, Dixie, bluegrass, and traditional German on two stages all three days. We have beer – domestic and also a variety of German favorites. If you don’t like beer we have a wine garten, too.

“For the young ones, 3rd Street will be filled with inflatables both Saturday and Sunday and also “The Square” at 3rd and Henry will be filled with a variety of games and activities. The Teen Zone, located behind Suddes Hall/Gym, will have games, activities, food, drink and music for those older kids to hang out with. There’s a silent auction, a live auction, a basket raffle, a $10,000 Sweepstakes raffle with nine other monetary prizes too, a dessert wheel, and a talent show in The Square on Saturday evening.

“Last, but certainly not least, there is the food! We have German Skillets which include sausage, potatoes, onions and sauerkraut, frankfurters, bratwurst, sausage sliders, potato pancakes, dessert pancakes in different flavors, Bavarian cream puffs, giant turkey legs, loaded potatoes, corn-on-the-cob, pretzels, nachos (German of course), funnel cakes, and root beer floats. What else can you ask for?”

New Oktoberfest Additions

St. Mary’s GotTalent Show
“This year we thought we’d try moving our spring school and parish talent show to the Oktoberfest venue,” Simansky said. “Children and/or adults of the parish are all invited to share their talents on the stage in the Square after evening Mass beginning at 6:30 p.m. Our new pastor, Father Jeremy, plans to be there to wow us with his accordion skills. Of course, he has a perfect talent for Oktoberfest. We hope a lot of people will share their talents with us and we hope to have a great turn out to watch the show too”

Returning/Visiting Priests
“As usual we will have a number of our former resident priests returning to Alton to celebrate with us,” Simansky said. “Father Jim Walther, our long-time pastor, will be here from Boston; Father Chris Uhl from the Denver parish and Father Dave Yankauskas from the California parish will be here with us also. It’s homecoming season and we are all looking forward to visiting with them for a bit.”

New Pastor
“Our new pastor, Father Jeremy Paulin, is enjoying getting to see and work with the ins-and-outs of how Oktoberfest comes to life,” Simansky said. “He’s visited us for Oktoberfest several times in the past and had a lot of fun, but now as our pastor he’s finding out what it actually takes to put on this large festival. But he puts his hands right to the task at hand and is really helping out … especially with the advertising … he’s great with social media”

Knockerball in the Teen Zone
“Our Teen Zone will be having a Knockerball area this year,” Simansky said. “What is it? You’ve seen people with a big inflatable ball or sphere over their bodies playing soccer or just running into each other in parks – that’s knockerball. I think that will be a big draw to our Teen Zone this year. It recently seems to be a very popular game for the younger crowd.”

Jennifer Lopez’s Manhattan Penthouse Goes on the Market

Her Manhattan home is a bit more modest by comparison, though striking in its own right. It has four bedrooms, six full baths and two powder rooms over 6,540 square feet on the building’s fifth and sixth floors. There are also four terraces totaling 3,106 square feet.

The building has a 24-hour doorman, and this apartment has a private, keyed elevator and vestibule. The main entry on the lower level opens to a 45-by-29-foot great room with a domed geometric skylight. The space includes a formal dining area and living room, as well as several spots for lounging. Three sets of French doors, with arched transoms, lead to a south-facing terrace overlooking the park. There are additional views of the MetLife clock tower and the Flatiron Building.

“This is the crown jewel of the Whitman,” Mr. Modlin said of the apartment.

At the center of the loft-like home is an open kitchen, with another spacious dining area and built-in seating. The kitchen has marble countertops and a long breakfast bar with stools, as well as built-in pantries, stainless-steel Miele appliances, a wine cooler and white custom cabinets.

Beyond the kitchen, at the apartment’s north end, are three en-suite bedrooms, a laundry room and an en-suite staff room that could also be used as an office.

The apartment is decorated in an eclectic mix of contemporary and antique furniture and artwork. (The furnishings are not included in the sale.) Photographs of Ms. Lopez and her twin son and daughter, and at least one with her and the retired Yankee third baseman Alex Rodriguez, whom she has been dating, are in the main-level hallway.

Throughout the unit are oversize windows, wide-plank oak floors and beamed ceilings extending around 12.5 feet. The apartment also has a Crestron smart home system.

On the upper level, which is reached by two separate staircases, there is a spacious master suite and a media room with a powder room that could be converted into another master bedroom. The master suite has a seating area; two marble baths, one of which has a separate soaking tub; and a windowed dressing room filled with Ms. Lopez’s outfits and accessories.

There are three sizable terraces on this level — with outdoor furnishings, various plantings and even a small putting green. One terrace is off the master suite and looks out onto 27th Street, one faces the park off the media room and another is adorned with outdoor lights in between the media room and master suite.

The Georgian-style, limestone-and-brick Whitman, bordering the NoMad and Flatiron neighborhoods, was built in 1924 and was a showroom and headquarters for Clarence B. Whitman and Sons, a textile company. It was converted by the developer Mitchell Holdings into condos in 2013. “It’s a perfect blend of historical elements and architecture blended with modern amenities,” Mr. Modlin said.

Ms. Lopez’s penthouse unit was the last to sell in the building. The apartments purchased by Ms. Clinton, Mr. Gordon and John Silvetz, a hedge fund manager — at prices that were at or just below $10 million — all closed in 2013.
