This Inner Sunset duplex comes with a private lap pool



A heated lap pool gets San Franciscans excited, even in the middle of semi-stormy January.

And at 1478-80 12th Ave., you get one. This duplex, two units with three bedrooms each, is on the market now for $3 million.

Top unit

Up top is a three-bedroom, two-bathroom unit, and at the center is the floor-to-ceiling stone fireplace you see in gallery above. The layout is open, with dining and living room flowing into the kitchen.

That kitchen, graced by chef-worthy appliances and accessories, looks out on the Marin Headlands. Two decks offer similar views.

Lower unit

The ground-floor condo is three bedrooms, three bathrooms and also has an open-floor-plan design. There’s a fireplace here as well. According to the listing, this condo opens “to a deeded backyard with a rarely found heated lap pool,” so is the private domain of the owner of the lower building. Still, if perhaps the upper and lower residents are friends, communal pool use is not out of the question.

The building

This property, built in 2006, rests on a lot of just over 3,000 square feet and offers two-car tandem parking. Each unit also has its own washer and dryer.

The price for both units: $3,925,000. Maybe you buy the duplex, live in one and rent the other. According to Zumper’s January 2018 Rent Report, San Francisco climbed back into the $3,400 threshold for one bedroom rent this month, growing 0.3%. Two bedrooms, on the other hand, remained flat at $4,380.”

The rental tracking service, like many others online, doesn’t track three bedrooms, but one can safely guess they’d rent for more than a two bed. This unscientific search on Craigslist shows a range of SF rents for three beds, but the concentration seems to be around $5000 a month.

Decent help for a mortgage, certainly. Just be sure you charge a lot more if you rent the unit that gets the pool.
